Where to Rent in Nairobi: Area Guide with Live Rent Ranges
Updated 2026-10-13
Compare Nairobi estates — Westlands, Kilimani, Kileleshwa, Embakasi, Kasarani, Ruaka, Rongai and more — with live lowest, average and highest rents from verified listings.
How to use this guide
- Each area page shows how many homes are listed right now and the lowest, average and highest monthly rent. The figures update automatically as listers publish.
- Rent alone isn't the full cost. Add water, garbage, service charge, security and parking fees — every Nyumbani Prime listing shows these.
Upmarket areas
- Westlands, Parklands, Kilimani, Kileleshwa, Lavington, Spring Valley, Gigiri and Karen: close to offices, malls and international schools, with mostly apartments and townhouses.
Budget-friendly areas
- Embakasi, Kasarani, Roysambu, South B, Ruaka, Syokimau and Rongai: more bedsitters and 1-bedroom units, longer commutes to the CBD but lower rents.
- If you commute, check matatu routes and traffic at peak hours before choosing.
Before you pay
- View in person, confirm the landlord's identity, and ask how water and electricity are billed. Read our scams guide for the full checklist.
